Tenancy Services

The Tenancy Services section in DocuProp provides a comprehensive wizard to create, manage, and modify tenancy agreements for your properties. This guided process ensures that all necessary details-from property information to tenant specifics and financial terms—are accurately captured.


Get Started

Tenancy type and duration

  • Fixed Term Tenancy – A contract where the tenant agrees to stay in the property for a fixed period.
  • Periodic Term Tenancy – A contract where the tenant agrees to stay in the property for a specified period, with the possibility of renewal.

Tenancy duration

Here you can choose the duration of your tenancy with starting dates and ending dates.

Move-In Details

Does the tenant gets to move-in before the agreement is signed? If yes, then you can choose the date.

Details of the property:

  • Property Address:

  • Property Description:

    • Brief summary of the property.

Landlord Details

Specify the landlord(s) or entity responsible for the property:

  • Landlord Type:
    • Individual

  • Add New Landlord or Select Existing Landlord
  • Fields:
    • Landlord Name

    • Postal Address
  • Property Agent: Indicate if involved; additional fields will appear.

Tenant Details

Enter tenant information:

  • Tenant Type:
    • Individual
    • Company/Organisation
  • Add New Tenant or Select Existing Tenant

  • Is there a Guarantor: If yes, additional guarantor fields will be shown.

Property Terms

Rent Details

Configure the rent and rent payment terms:

  • Total Rent Amount
  • Payment Type:
  • Payable Frequency: e.g., Monthly, Quarterly
  • Payment Method: e.g., Bank Transfer, Direct Debit, Cash

Rent Increase

Specify rent increase details:

  • Landlord Rent Increase Notice: Required number of days' notice.

Tenancy Renewal Options

Configure renewal options:

  • Is the tenancy renewable?
  • Renewal Notice Period: Days before the end of the current term or continue with the same terms.

Ancillary Use

Specify ancillary use details:

  • Permitted Use Restriction:
    • Smoking
    • Home Business
    • Pets
    • etc

Damage Deposit

Configure the damage deposit:

  • Specify Amount of Damage Deposit
  • Payment Method: e.g., Bank Transfer, Cash, Other

Service Charge

Specify service charge details:

Who manages the service charges?

  • Service Charge Manager:

    • Landlord

  • Service Charge Deposit Amount

Maintenance

Specify maintenance details

Insurance

Configure insurance details:

  • Property Insurance Responsibility:

Final Details

Tenant Improvements

Specify tenant improvements:

  • Is tenant allowed to make improvements?
    • This means that the tenant can make improvements to the property such as adding a bathroom, changing the floor plan, etc.
  • Can tenant sublet the property
    • This means that the tenant can sublet the property to another tenant.

Dispute Resolution

The landlord and tenant can solve disputes regarding this tenancy through arbitration.

Break Options

  • Can the tenant terminate the tenancy early?

    • This means that the tenant can terminate the tenancy early with minimum legal notice or other terms
  • Can the landlord terminate the tenancy early?

    • This means that the landlord can terminate the tenancy early with minimum legal notice or other terms

Miscellaneous

  • Will a rental inspection report be completed at the start and the end of the tenancy?
    • This means that a rental inspection report will be completed at the start and the end of the tenancy.

Additional clauses

  • Additional clauses:
    • This means that the landlord and tenant can specify and agree to additional clauses other than the tenancy form filled.

Signing Date

Specify the signing date for the agreement.

Print/Download

Here you can send the agreement to the tenant and landlord for e-signing. You can preview, print and download the agreement in as is state or in the signed state.
